Birnbaum spearheaded the development of the 266-room Goodtime Hotel at 601 Washington Avenue in South Beach, a mixed-use luxury property opened in 2021 featuring partnerships with Pharrell Williams, David Grutman, and designer Ken Fulk, enhancing Miami Beach's hospitality scene. The project, acquired for $36 million in 2015 and refinanced with significant loans, spans an entire block and operates under Marriott’s Tribute Portfolio, drawing visitors with its rooftop pool parties despite recent foreclosure challenges. His involvement as a registered lobbyist for Washington Squared Owner LLC further ties him to local Miami Beach regulatory and development activities.

Eric Birnbaum began his career in 1996 on Wall Street at Bear Stearns before joining Vornado Realty Trust in 2002, where he handled acquisitions and development deals exceeding $1.5 billion. In 2008, he founded his own development firm, evolving it into Dreamscape Companies, a diversified platform owning residential, hospitality, and gaming assets in markets like New York, Miami, Los Angeles, Nashville, and Las Vegas. His portfolio includes acclaimed projects such as Henry Hall, awarded best new multi-family development, The Pod Hotel in Times Square, and the Goodtime Hotel in Miami's South Beach. A University of Pennsylvania graduate with a BA in History, Birnbaum maintains strong Miami ties through major hospitality developments. He currently serves as CEO of Dreamscape Retail and leads Imperial Companies in partnership with Michael Fascitelli.
